Dear Realtors,

The Residents of Cuerno Verde are very proud of Cuerno Verde Pines as a community and pleased the Cuerno Verde Owners Association has worked to uphold its covenants over the years. 

The result is a community that has maintained its beauty, its value (CV currently commands one of the highest per acre resale prices in the County!) and its quality of living.

As you may already know, the Association members are assessed $125 per lot per year.  This covers all costs related to being a member of the Association.  There are no special assessments.

Members are entitled to the use of 225 acres of pristine common property for their recreational enjoyment and use of a clubhouse of over 4000 square feet without charge by only posting a refundable security deposit.  The clubhouse is newly remodeled and is available to CV members for use. Status Letter

Regarding the status letter and transfer fees: In addition to maintaining an active website, which provides information to CVOA owners, prospective buyers and realtors, the Association must do the following when property changes ownership:

Required by CCIOA, C.R.S 2023, Title 38, Property – Real and Personal Article 33.3

-Maintain a current member list with the name, physical mailing address and the number of votes of each owner.

-Maintain available copies of the following:

1.      Declaration

2.      Articles of Incorporation

3.      Covenants

4.      Bylaws;

5.      Rules and regulations;

a.      Responsible governance policies required by CCIOA and;

b.       any other Board policies

In  addition to the above items mentioned which are required by Colorado Law,  when a property changes ownership, the Association must change information in  its master owners list. This information includes:

1.      Owner(s) name

2.      Property address

3.      Legal description (Lot, Block, Filing)

4.      Mailing address (current and seasonal)

5.      Phone numbers (multiple)

6.      Email addresses (multiple)

7.      Items 1-6 are also kept in separate owners lists  searchable by Lot, Block and Filing as well as the physical address of the property in addition to the Owners name and the information which must be changed in each list.

The above information is then changed in:

·        the master email account maintained by the Board,

·        the water reporting email account maintained for the benefit of obtaining and filing a required report of water usage in an augmented permitted well to the Department of Natural Resources (DNR), Water Division

·        the individual directors email accounts (5 required Board of Directors)

·        the CVOA Social Activities email account for contacting each owner

·        the maps on the association website

·        the periodic change of passwords due to ownership change

·        the list provided to the Association’s contracted printer for 2 annual mailings (required by statute)

a.      Annual Dues of $125 per property

b.      Notice of Annual Meeting

All of the above information must also be deleted for the selling owner upon the sale of the property to keep Association records current.

It is the position of the Board of Directors of the Association, that the value of the actions on behalf of the seller and buyer far exceeds the charge of $200 for the status letter and transfer fee. Additionally it is not the responsibility of the remaining 535 properties/Owners in the Cuerno Verde Owners Association to bear the cost of transferring a seller’s property to a new owner.
